			<content:encoded><![CDATA[<p>Houston’s retail market continued to improve in the second quarter of 2011 with positive net absorption and lower vacancy rates.  Over the last two years, Houston’s retail market has posted positive net absorption. Retail vacancy rates for all product types stood at 7.8%, down from 8.4% at this time last year.  Developers have curtailed development, delivering only 190,600 SF of new retail space year-to-date through the second quarter and have only nine projects currently under construction.  Overall, the local market is performing well under less than optimal economic conditions, namely sluggish job growth and low consumer spending levels.</p>
<p>Macro factors driving the absorption of retail space ultimately ties back to job count.  According to the Texas Labor Market Review, total nonagricultural employment in Texas netted only 8,800 jobs in May, while at the local level, Houston’s MSA gained 16,500 jobs. Texas  annual employment grew by 2.0%, while Houston’s grew by 1.8%.</p>

<p>The Houston-area economy is adding jobs faster than the other major metro areas in Texas, according to data released Friday by the <a href="http://www.chron.com/?controllerName=search&amp;action=search&amp;channel=business%2Feconomy&amp;search=1&amp;inlineLink=1&amp;query=%22Texas+Workforce+Commission%22">Texas Workforce Commission</a>.</p>
<p>Strong growth in energy exploration, manufacturing and health care helped Houston area employers create 65,100 jobs from July 2010 to July 2011 &#8211; a 2.6 percent year-over-year increase.</p>
<p>&#8220;We&#8217;re beating San Antonio,&#8221; said <a href="http://www.chron.com/?controllerName=search&amp;action=search&amp;channel=business%2Feconomy&amp;search=1&amp;inlineLink=1&amp;query=%22Patrick+Jankowski%22">Patrick Jankowski</a>, vice president of research for the <a href="http://www.chron.com/?controllerName=search&amp;action=search&amp;channel=business%2Feconomy&amp;search=1&amp;inlineLink=1&amp;query=%22Greater+Houston+Partnership%22">Greater Houston Partnership</a>. &#8220;We&#8217;re beating Dallas. We&#8217;re beating El Paso.&#8221; The comparable job growth rates were 1.9 percent in San Antonio and 2.3 percent in Dallas and El Paso.</p>
<p>Houston is even doing better than Midland, &#8220;which is red hot with all that drilling activity,&#8221; he added. Midland, not among the state&#8217;s top metro areas, reported a 2 percent increase during the past 12 months.</p>
<p>Jankowski credits the growth of the oil and gas industry. Houston has recovered all 2,900 extraction jobs it lost during the recession and then some. The Houston area has 3,600 more oil and gas extraction jobs than it did at its low point in April 2010.</p>
<p>At the same time, the local unemployment rate dipped slightly to 8.9 percent in July. The Houston-area jobless rate, which is not adjusted for seasonal variations, was 9 percent in June.</p>
<p>Statewide, however, the unemployment rate rose to 8.4 percent in July, the first time the rate has been that high since 1987. The statewide rate, which is adjusted for typical seasonal influences such as major holidays, school schedules and planting and harvesting seasons, was 8.2 percent in June.</p>
<p>Despite the increase in the statewide rate, Texas added jobs for the 10th consecutive month in July, according to a statewide employer survey that tracks job creation and job loss.</p>
<p>Hiring is also picking up nationwide as employers added 117,000 new jobs last month. The U.S. jobless rate also dropped slightly from 9.2 percent in June to 9.1 percent in July.</p>
<p>The Texas numbers likely will draw more national scrutiny than usual as Gov. <a href="http://www.chron.com/?controllerName=search&amp;action=search&amp;channel=business%2Feconomy&amp;search=1&amp;inlineLink=1&amp;query=%22Rick+Perry%22">Rick Perry</a> seeks the Republican presidential nomination, focusing much of his campaign on job growth in Texas.</p>
<p>In Houston, retailers put on 5,900 new jobs in the past year, an increase of 2.3 percent, which Jankowski attributes to people moving to Houston and the overall improvement in the job market.</p>
<p>People are also working more hours than they were a year ago, he said, and pointed to commission data that shows the sum of total wages in Harris and the surrounding nine counties was up 10.1 percent during the first quarter of 2011 compared to the same period one year earlier.</p>
<p>&#8220;There is more money out there in general and its flowing down to the retail establishments,&#8221; Jankowski said.</p>
<p>The picture is darker, though, in other sectors.</p>
<p>Some industries eliminated jobs during the past year including information, financial services and architectural and engineering professional services.</p>

			<content:encoded><![CDATA[<p><strong>RETAIL SALES</strong></p>
<p>Gross retail sales in the 10-county Houston metropolitan area totaled $22.2 billion in Q3/10, up 4.1 percent from $21.3 billion in Q3/09, according to the latest tally by the Texas State Comptroller’s Office.</p>
<p>Categories posting an over-the-year gain in Q3 include:</p>
<ul>
<li>Gasoline sales climbed 11.7 percent to $4.1 billion. The increase can be partially attributed to a rise in gasoline prices over the year.</li>
<li>Motor vehicle sales rose 11.8 percent to $2.9 billion.</li>
<li>Health and personal retail sales increased 6.0 percent to $1.1 billion.</li>
<li>Clothing store sales increased 5.9 percent to $912.9 million.</li>
<li>Food and beverage retailers saw sales rise 5.6 percent to $3.1 billion.</li>
</ul>
<p>Categories posting an over-the-year decline include:</p>
<ul>
<li>Building materials store sales fell 3.5 percent to $1.3 billion.</li>
<li>Home furnishing sales dropped 1.0 percent to $605.1 million.</li>
<li>Electronics and appliances sales declined 0.6 percent to $700.5 million. </li>
</ul>
<p>The decrease in building materials, home furnishings, and electronics and appliances coincides with the large over-the-year declines seen in home sales in July, August and September ’10. As fewer homes are purchased and household formation decreases, the purchase of home furnishings and appliances also declines. </p>
<p>Harris County gross retail sales rose 3.3 percent, from $15.8 billion in Q3/09 to $16.3 billion in Q3/10. Over the same period, retail sales in the City of Houston increased 2.4 percent from $13.2 billion to $13.5 billion.</p>

<p>The Houston-Sugar Land-Baytown metropolitan area added 56,600 jobs between January 2010 and January 2011, putting the area at No. 2 among 372 metro regions in the U.S.</p>
<p>A total of 266 metropolitan areas gained employment during that period, <a href="http://www.bizjournals.com/buffalo/datacenter/metropolitan-employment-january-2011.html" target="_blank">according to new figures</a> from the U.S. Bureau of Labor Statistics. Ninety-three metros suffered declines, and 13 were unchanged.</p>
<p>Dallas-Fort Worth led the nation in job gains, picking up 63,600 jobs.</p>

<p>Nineteen U.S. metros gained at least 10,000 jobs since January 2010. Rounding out the top five behind Dallas and Houston were Chicago (up 42,600 jobs), Washington (up 40,800) and New York City (up 34,600).</p>
<p>Sacramento was saddled with the biggest decline, losing 14,500 jobs in the past year. Atlanta and Las Vegas came next, with respective declines of 12,300 and 9,500.</p>
